For mortgage loans your credit score is a major factor for getting an approval. It will also affect the rate you get and how good the terms are. Most lenders will check the three main credit reporting services and use the middle score. If your score is over 700 you will probably be able to get the lowest rate and qualify for zero down payment. If you score is below 500 you may not qualify for a mortgage loan with most lenders. If your score is 500 to the 600s (which is very common), you may qualify for a loan but the rate will often be higher than the best available.

Fortunately there are things you can do to repair your credit and boost your score. A good first step is to get a copy of your credit report from each bureau. This is available free from http://annualcreditreport.com. Next you can hire a company to work on repairing your credit or do it yourself. There is no magic fix. Generally repair companies dispute negative information that is in your file. If you wish to use a business to do this be sure to check them out and understand what they will do and for how much. Here are some other things you can do to possibly boost your score. Minimize inquiries (applications for credit). Reduce any credit card balances, preferably below 30% of the account limit. Ask a friend or relative with good credit to add you on as an authorized user for one of their credit cards. For collection accounts or judgments you may be able to negotiate a settlement with the merchant. Ask them to agree in writing to remove the negative report when you have paid the agreed amount.
